Annual Member Meeting and Election
No candidate forum notification was given before the elections, as in the past.
The incumbents were identified on the ballot even though no other group of candidates was running against them. This provided an unfair advantage for the incumbents. (In 2023, ACT and BoD were running as groups.)
Annual Meeting was not announced via USPS Mail as required by statute and precedence.
Poor pre-election documentation accompanied the election notice.

Violation - No proper notice of meetings. No board meeting signs on BLVD. No Newsletter.
No Zoom for those who can't attend meetings.
The community has no idea what is being voted on at each board meeting.
Meeting agendas don't contain enough information to determine what precisely will be discussed and potentially voted on.
Meeting minutes don't contain enough information to determine how money is being spent.
It takes at least two months before members learn about the board's decisions.

The 2025 budget was not submitted to homeowners before the HOA's Annual Meeting. Since the community's inception, this is the first time it has been neglected before seating a new board.

The process of finding and contracting service providers is not transparent.
